NZPCF provides a positive social lens to its business activities by prioritising the use of local suppliers, contractors, and labour to support the local economy and create employment opportunities for skilled workers. NZPCF investment projects are managed under a comprehensive scheduling system by the team of project managers from Shorcom Limited. This ensures that the site operates smoothly, that there are no miscommunications about who should be on site, and that the site remains tidy and prepared for the next stage of contractors scheduled in to complete work. This eliminates conflict between workers and possible hazards that could arise from poor management.
Contractors follow strict health and safety procedures, to eliminate injury and provide reliable construction. The team working on NZPCF developments are all skilled in Insulated Concrete Formwork (ICF) technique, so that construction is executed safely and to a high standard.

ECO-FRIENDLY CONSTRUCTION
The construction system used in NZPCF funded projects is recognised as a modern, reliable, and sustainable solution for housing. These projects are prioritised to be built using Insulated Concrete Formwork (ICF). ICF promotes a sustainable future for housing due to the many benefits of the final build. These benefits cover energy efficiency, low maintenance, durability, disaster resistance, and more. An ICF build lasts far longer than alternative construction methods, making for a sustainable housing solution.
ENERGY EFFICIENCY
Due to the exceptional insulation offered by an ICF build, the resulting build boasts fantastic thermal efficiency. The build will maintain a comfortable living temperature throughout the seasons. Residents will be less reliant on using electricity to heat and cool the home. This energy efficiency both minimises the carbon footprint, as well as reduces energy usage costs for residents.
BUILDING LIFECYCLE ASSESSMENT
It is vital to consider the long-term when planning for urban development. Building life cycle assessments are measured across four phases, analysing the environmental impact and level of energy consumption a building has across its entire lifespan. This data allows us to select solutions that will reduce the carbon footprint.
By conducting this assessment we are able to see that ICF performs very well when compared with alternative construction systems. The highest energy consumption in a build is during the use phase.
Because of the exceptional insulation qualities and thermal efficiency provided in an ICF build, the residents will be using much less electricity heating and cooling the home. Additionally, due to the structural integrity of an ICF build, there is very low ongoing maintenance required which again reduces energy consumption.
As a result, ICF shows to be a sustainable construction option that produces less carbon emissions across the entire lifespan of the building.

ICF PERFORMANCE
ICF is a desired construction system for the several benefits it provides:
EARTHQUAKE RESISTANCEEarthquakes have the potential to cause significant damage. The most notable in New Zealand's recent history would be the 2011 Christchurch earthquake. The earthquake caused devastating damage to the city, taking the lives of 185 people, with many sustaining serious injuries due to the collapse of buildings. The existing homes were not able to withstand the magnitude of the seismic activity. This additionally had a substantial economic impact. The strength of ICF was demonstrated in the Christchurch earthquake, the Fino Hotel is a building constructed entirely of ICF and remained standing in a red zone street. ICF has incredible structural integrity, the rigidity and mass of the reinforced concrete walls make ICF buildings resistant to seismic activity and prevents walls from collapsing inward.
CYCLONE RESISTANCEICF is a well-suited construction system to endure natural disasters. ICF walls demonstrate wind resistance, where they are capable of withstanding cyclone level winds without the collapse of walls. New Zealand is susceptible to tropical cyclones, most recently the country witnessed the devastating impact of Cyclone Gabrielle in 2023. Weaker structures did not stand a chance against the peak 150km/h wind velocity. The number of insurance claims after Cyclone Gabrielle reached 70,000 in Auckland alone, with the insurance industry expecting the costs of damages to be over $1 billion. These damages are severe and require much time and costs in clean up and repairs. Choosing the right construction system is crucial for resistance against cyclones, ICF provides the structural durability required to withstand disasters.
WEATHERTIGHTNESSReinforced, waterproof concrete is our solution to leaky homes. ICF is a very weathertight material, performing exceptionally well against water damage as water is not able to penetrate the external envelope of the building. Wet and windy weather conditions of New Zealand necessitates the use of appropriate building materials and techniques to prevent water damage. The concrete is made waterproof using a mineral additive that has received Building Research Association of New Zealand (BRANZ) approval. This is the same material used for swimming pools in order to hold water without needing a waterproof coating. Water is not able to penetrate the concrete so there is not absorption, swelling or cracking. Additionally it is composed of inert materials, which prevent decay and degradation.
THERMAL EFFICIENCYICF outperforms traditional timber framing methods. Air leakage in timber framed builds is a large contributor to energy loss, resulting in less effective insulation and higher energy costs. ICFs reinforced, solid concrete in-between two layers of EPS foam creates an air-tight structure with continuous insulation on both sides of the wall and no thermal bridging. ICF achieves a high R-Value of 4.2, exceeding NZ standards. SOUNDPROOFINGICF provides two layers of insulation on either side of the poured in place concrete which has excellent acoustic properties. Noise pollution is effectively reduced as the concrete and foam creates a barrier, absorbing sound within a room, eliminating echo, and preventing sound from travelling between walls. This makes Insulated Concrete Formwork an ideal construction system choice for builds with shared walls, such as terrace houses and apartment buildings, resulting in a home that is quiet and unable to hear noisy neighbours or traffic sound pollution. ICF builds have a STC rating of 55+.
FIRE RESISTANCEThe EPS panels in an ICF block are a flame retardant material which affects its response when exposed to fire. Instead of taking light like a timber build would, the EPS forms of ICF will melt and will self extinguish. The space between timber frame walls provides additional oxygen to both sides of the linings, which would combust when exposed to flame. In ICF there is no space for oxygen to be present in the wall, eliminating spread of flame. With 150mm thick concrete forms, a 4hr fire rating is achieved.
